Full Planning and Building Regs for a single dwelling
One of many undertaken by Selfbuildplans, this one was a great example of building on your garden land to release value in your property. The owner approached us to discuss his requirements in doing just that and providing a nice little nest egg for the future. We were of course delighted that he had chosen us, and we set about designing a dwelling that, not only suited his requirements but was harmonious with the surrounding dwellings. During our research we noted that the land had been refused planning in the past by the council and the Planning Inspectorate, however, this was prior to the NPPF release and the need for councils to achieve a 5yr housing land supply. Also, the new dwelling would be located on a focal roadside corner near to a roundabout and so needed the planning knowledge and vision to achieve a positive outcome. Selfbuildplans did just that and the owner was delighted as you can imagine. Subsequently the land was sold to a developer who contacted us to complete the building control drawings for compliance.

Full Planning for a large extension to an existing dwelling
We were approached by a client to create a large extension to a single dwelling that sat in a large plot of land. The client had lots of ideas and together we produced a plan that met his requirements. Utilising the main structure and adding an extension that was bigger than the existing, is always a challenge to make the house spaces and function collaborate and blend. We achieved just that.

Full Planning and Building Regs for 4No. detached dwellings
The client was astute enough to buy this dwelling set within nearly 1 acres of land with the presumption of one day selling off parcels for individual dwellings. Selfbuildplans helped her realise this potential in her land and we submitted a full application for 4No. detached dwellings. Upon approval from the council we then proceeded to gain compliance with Building Control for the construction of the dwellings.

Full Planning for 20No. dwellings
A parcel of land on the edge of a town made the perfect location for 20No. dwellings. The site contained 4No. large 5+ bed dwellings, 10No. 4 bed dwellings and 6No. 2 bed affordable dwellings. The client knew exactly what they wanted and Selfbuildplans helped him gain the permission they needed.

The biggest dwelling Selfbuildplans has been asked to undertake at just over 6000sqft. This dwelling is over 3 storeys with a basement that contains, a gym, swim spa and sauna, changing facilities, a movie theatre room and a music room. A ground floor containing a large kitchen, family and breakfast room, open plan dining / sitting room, sunroom and 2 reception rooms. The first floor which contains 3 large double bedrooms each with an ensuite and a very large master bedroom with ensuite, dressing room and a balcony. The house is completed with 2 gallery areas and a lift. A really impressive property.
